Preventive Maintenance Scope of Work
Quarterly/Semiannual PM Activities
- Verify proper system operations, including thermostat control, compressor crankcase heater operation, economizer, unloader operation, and unit staging
- Confirm system performance by measuring air supply and return temperatures
- Inspect for refrigerant leaks and any potential EPA violations
- Visually inspect all electrical and control wiring for signs of deterioration
- Tighten electrical connections to prevent loose wire failures
- Inspect fan belts and sheaves
- Inspect blower bearings
- Check motor contactors for pitting
- Replace air filters with new pleated filters

- Inspect evaporator coil for cleanliness
